MEES (The Minimum Energy Efficiency Standards)

MEES was introduced on 1st April 2018 and applies to any privately rented property that is legally required to have an EPC and is let on a relevant tenancy. Since the introduction of MEES, landlords cannot grant a new tenancy on any such property with an EPC rating of F or G. The property must be brought up to standard or exemptions applied for before the property can be let.

The scope of MEES will be extended to existing tenancies from 1st April 2020 for domestic properties and 1st April 2023 for commercial buildings.

• Research has shown that colder properties have on average two weeks more rent arrears
• Well insulated properties may well have shorter void periods and reduced maintenance costs
• Properties achieving MEES help to reduce fuel poverty and greenhouse gas emissions
• Better insulated homes throughout the UK help to smooth seasonal peaks in energy demand for gas and electricity and increase our energy security

Remember to keep all documentation relating to any energy efficiency improvements to ensure that you obtain an accurate EPC

To claim the RHI, domestic installations will require an EPC that is under 2 years old and the EPC must reflect the up-to date condition of the property.

How to stop draughts

Lay hardboard over floors, seal skirting boards, draught-proof doors and the letterbox, cover the keyhole and use heavy winter or thermal curtains.

Insulate the walls, where appropriate for the construction of your property, the floors and the loft, including the loft hatch.

Use dampers, chimney balloons and a cap over the chimney pot

How to save on electricity

Get a smart thermostat, make sure to switch off standby appliances, turn down your heating by 1 degree, wash clothes at 30 degrees, switch off lights and change to LED bulbs.

How to save on heating

Upgrade to an A rated condensing boiler or invest in heat pump technology. If the sun heats only one part of the house, leave internal doors ajar to heat the entire house.
